SBA SOP 50 10 is the Small Business Administration’s Standard Operating Procedure that governs how environmental due diligence is performed on SBA-backed loans — and the current edition is SOP 50 10 8, effective June 1, 2025, with technical updates effective March 1, 2026. If you run a Record Search with Risk Assessment (RSRA) for an SBA loan, this is the rulebook your report has to follow.

What Changed in SBA SOP 50 10 8?
SBA SOP 50 10 is revised periodically, and each edition supersedes the last — older versions like 50 10 7, 50 10 6, and 50 10 5 are outdated. The environmental due-diligence framework, though, carries forward: the SBA environmental questionnaire still screens the property, environmentally sensitive uses still require a full Phase 1 ESA, and lower-risk properties can still use the RSRA. We track every SOP revision so your report is always written to the version your lender is actually using. For the deeper question of whether the RSRA is replacing the Phase 1 ESA, see our RSRA vs. Phase 1 ESA guide.
