Rush Phase I ESA on Industrial Facility Project Profile

World Business Lenders Rush Phase I ESA

World Business Lenders is a New York based small business lender with over 100 employees. With a motto “We Lend. You Grow” A3 Environmental Consultants has been a partner to their lending operations for three years. We received a special request from our lending partner to perform a RUSH Phase I ESA on an industrial facility in Columbus Ohio.

Rush Phase I ESA

The property had been used for industrial purposes since at least 1891.  Originally occupied by a rail yard and railroad repair facility for Columbus Shawnee & Hocking Rail Road maintenance facilities it contained multiple rail lines, spurs, round houses, and switch lines which historically intersected the property until 1994 . These operations included onsite steam and diesel engine repair.  Long term presence of rail cars and locomotives likely impacted subsurface soils through coal storage, spills, leaks or releases of various oils, diesel fuel, and locomotive oils.

Two industrial facilities were located on the property between the years 1891 and 1950. One was the Columbus Shawnee & Hocking Rail Road maintenance facilities the other was Buckeye Window Glass Company. These facilities consisted of multiple buildings including machine shops, storage sheds, round houses, paint shops, manufacturing buildings. On-site coal bins and gasoline tanks were identified on historical documents. Sometime between 1922 and 1950, these industrial sites were razed and graded over for the redevelopment of rail yard expansion and the introduction of additional rail spurs and switch tracks.  From 1994 to present day, the former rail lines were abandoned, and the Subject Property was mainly used for commercial purposes included storage of landscaping materials, soils, stones, and other clean construction debris. Most of the former rail line locations have vacant and vegetated areas.  A3E found over 100 years of industrial, railroad and manufacturing use of the Subject Property represented a REC.

We were able to have a completed RUSH Phase I ESA Report inside 5 days due to our in-house teamwork, extensive network of environmental professionals for site visits and the teamwork of our environmental database vendor, ERIS.
